We assign, track and maintain every berth in the basin as if it were our own slip. Wait lists stay honest, leases stay clean, and each captain knows their depth before arrival. Season after season the ledger is our memory. Fixed piers deserve the same care as a fine hull. We inspect hardware, refinish decks, renew fenders and replace aging flotation before a small worry becomes a big bill. Every visit starts with the routine survey: walking each section of deck, pulling on cleats, checking hinges and fasteners, and looking beneath the surface where water and weather do their quiet damage.

When an older facility asks for more than a patch, we plan upgrades that respect both your budget and your view. We can renew surface coatings for better footing, replace tired decking with modern composite in the spots that wear first, and improve lighting so a late return to the dock is always a safe one. Whatever we touch, we record it in the ledger so the next crew always knows what was done and when.

Wet storage, dry racks and winterization run on one ledger so nothing is ever mislaid. Your craft moves between dock, cradle and shed on a schedule you set. Winter is where careful storage earns its keep. Before the first hard freeze we flush the systems, stabilize the fuel, remove loose gear and settle your craft safely into a cradle, then reverse every step with a written checklist in the spring. You simply hand us the keys and a note of any special care, and your first launch of the year becomes a relaunch of your routine instead of a puzzle.

Shoreline Erosion Consulting

Healthy banks protect your investment and your quiet views. We read the water level records and recommend gentle, durable fixes that respect the natural line. Water never truly sits still; wave, wind, wake and ice all carry soil away a little at a time, and the trick is spotting the trend before a toppled tree or an undercut dock forces the decision for you.

We survey the slope, the soil and the plants, review the depth and water-level history, and then offer honest options that range from soft living shorelines with native plantings to carefully placed riprap or a stepped bulkhead where a soft bank simply will not hold. Every recommendation comes with a plain sense of what it will cost, what it will do and what will happen if it waits.

HOA Marina Operations

Your association keeps the amenities, we keep the standards. From fee collection to noise hours to gate access, we run marinas so your board can run the neighborhood. Volunteer boards often inherit a marina with no instruction book; we bring the working manual. We keep the slip ledger, set and enforce a fair schedule of fees, manage the access codes and gates, and hold the line on quiet hours and dock rules with a steady rather than a heavy hand.

Because boards turn over while a marina must stay the same trusted place, we keep all the operating records centralized. Each new board gains instant clarity about who holds which slip, what the rules say and what maintenance is due.
