Marina Slip Management

Slip management is the quiet engine of every marina we run. We maintain the live berth ledger that lists every holder, every lease term and every payment date, so nothing drifts out of order. New applicants go onto a fair, transparent wait list, and as openings appear we match the right craft to the right slip by beam, draft and cleat clearance.

Beyond the paperwork we set the daily tone on the docks. We publish seasonal rules for speed, quiet and guests. We confirm which docks have shore power, water and convenient parking so each tenant knows exactly what their berth includes. Our office also collects and records dues without surprises, produces clear annual statements, and steps in as the calm voice whenever two neighbors disagree over a line or a launch. A marina run by a real ledger feels effortless on the surface because the work underneath never stops. That is the service we deliver every season from spring commissioning well into winter lay-up.

Scope: berth leasing, wait lists, dues ledger, guest berths, tenant notices.

Dock Maintenance and Upgrades

Docks carry the weight of every boat, every season and every weather event, so we treat them as structures rather than parking. Our crews perform routine inspections of deck boards, stringers, cleats, hinges and flotation pods, and we keep a written repair log for each pier. Loose hardware and cracked planking get fixed during the same visit, before they spread.

When an older facility needs more than patching, we plan upgrades that respect both the budget and the view. We renew surface coatings for traction, replace tired sections with modern composite decking where sensible, install better finger piers and gangways, and refresh lighting so late returns are always safe. Because we understand the shoreline and the water table, we recommend flotation and anchoring systems that will hold through freeze-thaw cycles and low-water years. Small docks and grand basins receive the same methodical standard, with each improvement documented in the ledger for future readers.

Scope: inspections, deck renewal, flotation, gangways, cleats, lighting.

Watercraft Storage Programs

A proper storage program keeps a boat out of the weather and ready for the water. We blend wet storage at the dock with dry-stack racks and covered sheds, assigning each craft a logical home based on how often it runs. Owners who boat weekly enjoy the simplicity of a permanent slip; owners who boat on weekends and holidays often prefer a dry rack that keeps the hull clean and the bottom free of growth.

Winter brings its own discipline. Before the first hard freeze we de-winterize nothing on a guess. We flush systems, stabilize fuel, remove loose gear and store batteries correctly, then cradle each craft for the off season. In spring we reverse every step with a written checklist, so your first launch of the year is your first weekend out, not a list of surprises. Move-in and move-out are handled by our crew, freeing you to simply pull up and enjoy the dock. Every boat in our care has a name on a tag and a known location in the ledger at all times.

Scope: wet slips, dry racks, covered sheds, winterization, spring services.

Shoreline Erosion Consulting

The shoreline is the border between your property and a body of water that never truly sits still. Waves, wind, ice and rising maintenance wakes all remove soil in slow but steady amounts. Our consulting starts with reading the site: the bank slope, the soil type, the vegetation, and the historical water levels that no short visit can reveal.

From that reading we offer measured options, from natural coir logs and native plants to careful riprap, bulkheads and planted living shorelines where the setting allows. We never propose a heavy wall when a soft bank will keep its character and hold its soil. We also flag the early warning signs that owners miss, like exposed roots, leaning trees and undercut docks, and we explain what will happen if the work waits. Each recommendation includes an honest cost horizon, so communities can schedule their shoreline work rather than be forced into emergency repairs.

Scope: site surveys, slope assessment, soft banks, riprap, bulkheads, plant plans.

HOA Marina Operations

Waterfront homeowners associations hold some of the most beautiful common land in the country and also some of the most demanding. We run association marinas so volunteer boards can govern the neighborhood instead of spending every weekend on a dock. We handle slip assignments and the dues ledger, keep the gate and access codes current, and enforce appearance and noise rules consistently and kindly.

A large part of our value is record keeping. Boards change year to year, yet the marina must stay the same trusted place. We keep operating documents, budgets, maintenance histories and insurance notes centralized, so a new board gains instant clarity. We also plan the seasonal calendar, arrange scheduled maintenance windows and communicate with residents through clear notices. Because we are the professional in the middle, disagreements over docks rarely become neighborhood disputes. At the end of each year the association receives a complete account of work done, money spent and what should be planned next.

Scope: board support, dues, access, rules enforcement, seasonal calendar, records.

Boater Concierge Services

Daily life around the water has a hundred small needs that can add up to a busy afternoon. Our concierge desk handles launch assistance, fuel and pump-out scheduling, package or mail collection, guest slip reservations for visiting family, and dependable local vendor referrals for canvas repair, engine service and haul-outs. We help visiting captains understand our channels, our depth and our rules before they arrive, so every approach is a smooth one.

For residents who travel, we offer a watchful and accurate presence. We check lines during storms, adjust fenders as the wind shifts, confirm fresh water is still connected and report on the condition of the craft by message. Knowing a neighbor or a professional is keeping an eye makes time away from the marina far more restful. Whatever the request, our crew records it, completes it and closes the loop with a note in the day book, because in a working marina good service always ends with a clear answer.

Scope: launch help, guest slips, vendor referrals, storm watch, property checks.
